A warm and friendly Highland welcome from Richard and Susan at The Ness Guest House in Inverness. The Ness is a Victorian family home built in 1877 which retains many of its original architectural features and has four comfortable en-suite bedrooms.
We’re ideally located in Inverness city centre, only a few minutes walk to Inverness Castle, the river Ness and the Eastgate shopping centre on the High Street.
We have free private off-street parking for four standard sized cars and secure anchor fixings for motorcycles. There is an 11kw Electric Vehicle charging point for each parking space, so every guest room has a dedicated EV charging point.
There is free wireless internet access for guests.
We provide updates on what’s on in Inverness (for example where you can enjoy live Scottish music), our own suggestions and our guests’ recommendations on what to see and do, where to eat and drink in the city as well as lots of guides, maps and tourist information.
In addition to the many attractions the city of Inverness has to offer, The Ness Guest House is an excellent base for exploring the beautiful scenery of the Highlands and Loch Ness is only a short drive away.

The Ness Guest House has four tastefully decorated double rooms. We have a ground floor room allowing access for guests with mobility difficulties. All rooms have modern en-suites, high quality beds, tea and coffee making facilities, free wireless internet access, TV/DVD Player, hair dryer and complimentary toiletries. All our bedrooms have full length mirrors.
Our accommodation is centrally heated.
Room 1 is on the ground floor looking out to the back garden. It has a very comfortable kingsize high quality pocket-sprung bed and a large walk in wardrobe. The room is tastefully decorated with comfortable furnishings. The compact modern ensuite has a walk-in shower cubicle with shower, hand basin and toilet. The TV has a built-in DVD/CD/USB media player. There is free wifi access in the room and a beverage tray with a good selection of teas and coffees with biscuits. This room is 11.20m2.
Room 2 is a cozy room located on the mid-level of the stairway and overlooking the back garden with plenty of natural light. It has a very comfortable double size high quality pocket-sprung bed and is tastefully decorated with comfortable furnishings. It also has a modern ensuite with a powerful shower over the bath, hand basin and toilet. The TV has a built-in DVD/CD/USB media player. There is free wifi access in the room and a beverage tray with a good selection of teas and coffees with biscuits.This room is 10.52m2.
Room 3 is a cozy little room on the first floor with plenty of natural light overlooking the back garden. It has a very comfortable double size high quality pocket-sprung bed. The room is tastefully decorated with comfortable furnishings. The compact modern ensuite has an a walk-in shower cubicle with shower, hand basin and toilet. There is free wifi access in the room and a beverage tray with a good selection of teas and coffees with biscuits.This room is 15.40m2.
