A stunning three bedroom town house on the banks of the River Tweed in Kelso with magnificent 180 degree views over the river to open countryside beyond.
A fabulous tiered garden with different levels for dining, seating and barbecues leads to the river. The south-facing roof terrace provides further opportunities to relax and watch the wildlife on the river or see the fishermen try their luck on the legendary Junction beat below.
The house has been beautifully furnished by the owners and is equipped to an extremely high standard including a 40" flat screen HD television with the complete Sky package, DVD and surround sound, wireless internet connection, Egyptian cotton bed linen and towels and even a mini-bar in the master bedroom.
For fishing guests, the house is incredibly convenient for the famous Junction beat and is close to several other classic beats including Floors, Sprouston and Carham. There is also an excellent selection of reasonably-priced fishing towards Melrose and on the Teviot, Till and Whiteadder nearby. There is a lockable shed provided for fishing kit or golf clubs and the entrance hall serves as a small drying room. Dogs are welcome if kept outside the house and a luxurious kennel is provided.

Open-plan seating area with seating for 6 guests, gas fire and 40” flat screen HD television with Sky package and surround sound for full cinema effect. A DVD player, books and games are also provided.
Sun room which leads off from the seating area with additional seating, dining table with seating for 6 guests and floor to ceiling windows with magnificent river views. Patio doors lead directly onto the terrace and into the garden.
Kitchen with 4-ring hob and gas oven, microwave, dishwasher, fridge/freezer, washing machine, tumble dryer and extensive selection of cooking utensils, crockery and cutlery. DAB radio. Cookery books.
Cloakroom with WC and basin.
Bedroom one with king size bed, flat screen television, coat stand, desk and chest of drawers.
FIRST FLOORBedroom two with zip and link beds which can be set up as a super king double or twin as preferred, fitted wardrobe, chest of drawers and flat screen television.
Family bathroom with bath with shower over, basin and WC.
Bedroom three with zip and link beds which can be set up as a super king double or twin as preferred, fitted wardrobe, chest of drawers, minibar and patio doors leading to a fantastic roof terrace with river views.

OUTSIDEThe stunning garden is over three levels with different areas for seating and dining with a barbecue area on the lower level. The lower level provides direct access to the river and riverside walks. The superb roof terrace which is accessed from the master bedroom offers additional seating. From the garden and roof terrace are magnificent views of Kelso and the River Tweed. The garden is fully enclosed for the safety of dogs and children.
A secure shed provides storage space for fishing kit or golf clubs.
PARKINGThere is on-street parking for two cars directly outside the house and further parking opposite the house.
BABIES & CHILDRENA travel cot and highchair are available on request.
DOGSDogs are not allowed in the house under any circumstances. A kennel is available for use.
GUEST AMENITIESAll beds are made up with high quality bed linen. Luxurious fluffy bath towels and hand towels are provided for all guests, along with guest toiletries. A hairdryer is provided.
WI-FI & MOBILE COVERAGEWi-Fi is provided at Junction House. Mobile coverage is good on most networks.
