The Boathouse sits on the shores of Loch Snizort in a truly stunning location only yards from the sea with lots of wildlife on display and with great seascapes and views of the Outer Hebrides.
The property is on its own in a secluded bay and lies within the grounds of Lyndale Estate where there is ample scope to roam on the shoreline or surrounding hill land.
The accommodation is over two floors and offers 3 double bedrooms one en suite and all on the first floor offering fantastic sea views. There is a large open plan kitchen and conservatory area with full height ceiling and glass arcade taking full advantage of its southerly aspect. The main sitting area is an expansive lounge with a wood-burning stove at one end and full height ceiling and picture arch window looking directly out to sea at the other.
The accommodation is aimed firmly at the higher end of the market with high quality finishing and products throughout and all the comforts of modern living to compliment the unique environment.
The Boathouse was last occupied in the early 1900's and has since been used as an agricultural building. It has just opened as a unique holiday location in 2008.
The painstaking work to renovate this wonderful old building began in 2005 with stabalisation and rebuilding of the traditional exposed stone walls. The magnificent stone arch has been rebuilt and the original look of the building carefully preserved.
A section of the back wall has been opened out to allow light to flood into the large open plan kitchen and dining area but otherwise the structure is true to the original building. The building has a floor area of over 300 square metres so there is a real feeling of space enhanced by the full height ceilings. The interior has been designed for modern comfortable living with a high grade of insulation throughout and oil central heating to provide a warm and welcoming environment in all weathers. There is a wood burning stove in the lounge to provide a boost if required and a cosy area to watch TV or read.
The downstairs accommodation comprises the expansive lounge with magnificent sea views and wood-burning stove; the large open plan kitchen with a range cooker and american style fridge-freezer; 2 bathrooms, one with a bath and shower; and 2 utility rooms for storage and washing.
Upstairs comprises the 3 double bedrooms all of which have fantastic sea views. There is also a small balcony overlooking the lounge area. The master bedroom has en-suite facilities with a large freestanding bath and double shower. There is plenty storage in each of the bedrooms and a separate store cupboard housing the boiler.
As mentioned the Boathouse sits by itself on the edge of a shingle bay and guests can simply walk out the front door and enjoy peaceful walks along the seashore.
The Boathouse is accessed down a private farm road almost 1 mile from the main road adding to the feeling of privacy and peace you will experience in this wonderful location.
