Enveloped by the lush hills and woodlands of Upper Tweeddale, Stables Cottage captures the essence of country calm with stunning scenery right on its doorstep. Set within a courtyard on the Kailzie Estate, guests can enjoy private after-hours access to its stunning gardens – including its glorious walled garden, glasshouses, wild gardens, centuries-old woodland and burnside trails which evolve throughout the year. Here you can relax and reattune to the natural world – whether you’re surrounded by carpets of snowdrops, blooming rhododendrons, summer borders, fragrant roses, or autumn leaves.
Enter through the main door and down three steps into the first living space, decorated in soft carnation pink and duck egg blue. A spacious kitchen lies to the right, complete with floral tiling, brass fittings, and a kitchen island with seating joined by an inviting round dining table. A handy WC, cloakroom, and a bench for removing boots can also be found on this floor, making for an easy transition from exploring in the fresh air to unwinding indoors. The living room lies to the left of the cottage, where bespoke and repurposed pieces of furniture from Scottish artisans are accompanied by pink walls, botanical artworks, and a crackling log burner. Colourful and cosy, it’s a beautiful room in which to start and end your day.
The bedroom lies up a staircase, tucked away in the eaves with exposed beams, wooden panelling, and patterned wallpaper. Its plush super king size bed benefits from crisp white sheets and a large skylight opposite. The ensuite bathroom next door is truly special, boasting a freestanding clawfoot tub flanked by forest green walls and a roomy rainforest shower, plus beautiful views through the windows to the estate grounds beyond.
Outside, the Kailzie Gardens Café is on hand should you fancy a treat – located in the courtyard to the rear of the cottage. The café serves speciality coffee, lunches, and Sunday roasts, sourcing as many ingredients as possible from the gardens themselves and with tables surrounded by blooming flowers in the summer months. The gardens are also right on your doorstep, including a pétanque rink, putting green, Tweed fishing beat, and lochan, while you’re equally spoilt for choice for beautiful scenery further afield with Glentress Forest, the gardens at Dawyck and the ancient woodlands in the Tweed Valley all within easy reach.
ADDITIONAL ACCOMMODATION
For guests looking to holiday together but enjoy their own space, Stables Cottage can be let in conjunction with Grooms Cottage, sleeping 2, and The Hayloft, sleeping 2. These cottages all sit within the Kalizie courtyard complex, with Stables Cottage and Grooms Cottage next door to each other and The Hayloft sitting on the opposite side. Additionally, Honeysuckle Cottage sleeping 4 and pet friendly, is under the same ownership and sits 1 mile from the courtyard.
GROUND FLOOR
Access leads directly into the kitchen and dining area (please note there are three inner steps down to the kitchen, just off the main access door).
Kitchen with induction hob, electric oven, fridge, freezer (3 drawer). Central island with sink, 3/4 dishwasher, integrated washing machine, two breakfast stools. Dining space with seating for four.
Rear porch with hanging rail and space for outdoor wear. External door to the cafe courtyard (2 steps down).
Sitting room with large sofa, two armchairs, wall-mounted Smart TV, wood burning stove.
Cloakroom with basin and WC.
Central stair to the first floor, with handrail and integrated lighting.
FIRST FLOOR
Bedroom with super king bed (this will be set up as a super king as the default but can, on request, be configured to a twin), bedside chests (two drawer), two large integrated wardrobes with hanging space and storage, small dressing table, chair, decorative fireplace.
En suite bathroom with corner shower (rainforest head and separate handheld mixer), roll top bath, radiator, basin and WC.
OUTSIDE
Off the front access, there is an enclosed gravelled courtyard for sitting out, with a bistro table and two chairs. This is enclosed by vertical wooden slat fencing. This leads directly into the wider estate and gardens.
Off the rear door leads directly into the Kailzie Cafe courtyard which is ideal for those who wish to take advantage of breakfasts and lunches. This has outdoor tables and seating, as well as a small shop. It is important to note this area is open to visitors to Kailzie Gardens between 10am and 5pm, but once the gardens close for the day, guests to Kailzie cottages can enjoy private use of the courtyard, wider grounds and gardens.
Secure storage for bikes and outdoor kit. A barbecue is not available.
There is a designated private parking space directly to the side of the cottage.
Kailzie Gardens is open to the public daily between the hours of 10am and 5pm. Guests should be aware that there will be members of the public in the grounds, gardens, and courtyard during these times. Outwith these hours, guests of the Kailzie cottages have private use of the courtyard and wider gardens at their leisure.
