A perfect place to escape and get away from it all, the former Head Gardener's residence on the magnificent Milne Graden Estate is situated in the most idyllic position on the banks of the River Tweed. The rooms are simple but beautifully furnished drawing inspiration from the gentle colours of nature. The sitting room has a dash of Nordic elegance with contemporary touches soothed by timeless period pieces and warm tactile finishes.
With nature and botanical inspiration at its heart, enhancements for the 2020 season feature stunning Squirrel & Sunflower wallpaper in a clay/bisque colourway by printmaker and artist of choice Mark Hearld, and original artwork by Lisa Patten.
A large corner sofa set around the warming fireside is an intimate space for chilly days or evening chat, or why not retreat to the kitchen for cosy suppers or afternoon scones and jam!
There's a large boot room with plenty of hanging space for outdoor kit or for drying off the four legged members of the party, along with a newly enhanced downstairs bathroom with large corner shower.
Upstairs are three very lovely bedrooms with soft Farrow & Ball finishes in Slipper Satin and Skimming Stone for the ultimate relaxation. Limited edition fabrics inspired by the flora and fauna of the countryside, again from award winning artists and printmakers Mark Hearld and Angie Lewin are a connecting theme across all Milne Graden cottages.
The family bathroom has been enhanced with the addition of a shower over the bath, making this an ideal property for families and couples alike.
Head outdoors and the large garden is wonderfully secluded, surrounded by mature trees with a private pathway offering direct access down to the river and a network of wonderful walks.
Dog Park
All Milne Graden properties benefit from use of the Tails of the Tweed Dog Park in the estate’s former Victorian kitchen garden. This sits next to Garden House, on the route of the mapped walks which run around the estate. This bright, sunny spot is a perfect space for relaxation while your furry friend can play and run freely within the safety of this enclosed space. A range of dog agility obstacles and toys are sure to add some extra fun!
GROUND FLOORSitting room with large corner sofa seating six, an open log fire, flat screen TV with Freeview and DVD player with a selection of DVDs.
Kitchen with dining table with seating for six with direct views of the Tweed, fully equipped with a stainless steel electric oven and ceramic hob, dishwasher, microwave, Nespresso Vertuo Pop Coffee Pod Machine and plenty of storage space.
Utility / rod and boot room is accessed directly from the back door, this warm, tiled room is ideal for dogs and storing and drying fishing kit and outdoor clothing. With refrigerator, deep freeze, microwave, washing machine with dryer and Belfast sink.

FIRST FLOORBedroom one with 3' twin beds, side tables, dressing table and storage.
Bedroom two with 4'6" double bed with side tables, dressing table and storage.
Bedroom three - small double with 4'6" double bed with side tables, storage with hanging rail.

OUTSIDEThe house sits within a large lawned area leading down to the river and is surrounded by mature woodland with extensive spring planting.
The Tales of the Tweed dog park sits in the walled garden next to Garden House which offers guests easy access.
PARKINGThere is a parking area for at least three cars.
BABIES & CHILDRENA travel cot and highchair are available on request. Please note that the garden is not fully enclosed at this time and children may need to be closely supervised.
DOGS & OTHER PETSA maximum of two dogs (two small or one large) are welcome with a charge of £15 per dog. We would ask that they are kept to the downstairs, uncarpeted areas of the house. Cats are not permitted.
The Tales of the Tweed dog park can be easily accessed from Garden House from the walled garden.
GUEST AMENITIESAll bed linen is the highest quality 100% Egyptian cotton. There is a hairdryer provided in each bedroom and towels are provided for all guests.
WI-FI & MOBILE COVERAGEWi-Fi is available at the property which can be slow and intermittent due to the rural location. Mobile signal is generally good depending on provider. There is a landline available which can be used for incoming calls or emergency outgoing calls.
HEATINGGarden House has oil central heating in addition to the fire in the lounge. An ample supply of logs is provided but a further large basket can be provided at an additional cost of £15 – to be arranged and paid directly to the Estate during your time at the property.
ACCESS - IMPORTANTAccess to Garden House is via a track which is steep and rutted in places and care should be taken when driving, particularly during the winter months. Please contact us should you have any concerns.
FISHING ON SITESalmon fishing is available on the Milne Graden Beat on the River Tweed. This is organised through FBR Seed.
