Nestled in a peaceful rural location on the outskirts of the popular historic marketing town of Dumfries. The town offers excellent shopping and leisure facilities and is home to a number of good restaurants and friendly country pubs. Located close to the magnificent Solway firth coastline spanning over 200 miles of spectacular coastline with splendid sandy beaches to enjoy. The immediate area also offers excellent walking hiking and cycling routes with the maidenbower walk right on your door step and the famous seven stanes mountain bike trail close at hand.

Entering the charming single storey cottage from the delightful courtyard setting up a flight of stairs into the hallway through to the light and bright spacious lounge/diner with TV/DVD wood burner perfect for cosy nights listening to the crackling fire and dining area. From the lounge through to the stylish well-equipped kitchen with electric oven and hob fridge/freezer dishwasher washing/dryer and microwave. Continuing through the hallway you will find the pretty king-size bedroom enjoying lovely garden views. Finally you are met with the shower room with large shower and WC. Venturing outside into the fully enclosed courtyard garden providing a safe haven for dogs and young children. Enjoy the wonderful housed open fronted hot tub with seating area ideal for alfresco dining or to enjoy a nice glass of wine or a good local ale. Ample off-road parking is available directly in front of the property
