Balgedie House is a much loved family Home and is perfect for large groups and multi-generational gatherings. Situated so centrally, and only 40 mins from Edinburgh airport, it is easy for many to get to the only problem is, once you get there, you may not want to leave!
The House comfortably sleeps 12 in three double bedrooms and three twin bedrooms. The double bedrooms have luxurious superking beds and duvets and beautiful linens are provided throughout. Additional guest beds and cots are available on request however all must be agreed at the time of booking and are at the owner’s discretion. Also one of the twin rooms can be made up as a double if required.
There are four bathrooms upstairs as well as a downstairs loo. The Wester Bedroom ensuite has a freestanding roll top bath, large walk in shower and double vanity unit. The Easter Bedroom ensuite has a bath with an overhead shower and is nicknamed the “loo with the view”. Adjacent to the Blue Double Bedroom is a large shower room and next to the three twin bedrooms is a generous family bathroom with a bath and walk in shower.
There is a large kitchen which is perfect for entertaining and catering for large groups. As well as having plenty of crockery and cutlery for large groups entertaining, there is a double wall mounted electric oven, five ring gas hob, two dishwashers, a large fitted fridge with an additional fridge freezer and chest freezer in the adjoining pantry too if needed. There is also a Nespresso coffee machine, large slow cooker, microwave, nutribullet, food blender and sandwich maker.
The kitchen has a large quartz topped kitchen island with three stools and a unique pine dining table that was custom made for the house. It comfortably seats 12 and is adjacent to a wonderful log burning stove and large sash windows with splendid views of the Loch. There is also an extension for the table available on request.
The sitting room is a beautiful space with two large comfy sofas, a soft ottoman, antique furniture and a large log burning stove. There are two sash windows, one overlooking the garden and the other looks out to the Loch.
Should you need to do a bit of work while away, adjacent to the sitting room is a private study with a large Victorian desk. There’s free wifi throughout the house.
At the back of the house is a large TV and play room with a 50" wall mounted screen, DVD player and Wii. There are also plenty of board games and a collection of toys. This is a great spot for children to disappear and play for hours and a lots of fun for family movie nights too!
There is a bootroom at the back with ample space for all outdoor gear, coats, golf clubs, pushchairs, dog baskets and the like! There is also a separate laundry with a large washing machine, tumble drier, steam or regular iron and ironing board and plenty of hanging space. This is also a great place for dog beds and baskets.
The garden is beautifully maintained and there is a BBQ and a large outdoor table and chairs for when the weather allows. There is also lots for the children to do in the garden as well as explore the old paths and climb the trees and all the games and toys provided, there is a large trampoline and some rope swings too.
Whether you're looking for a romantic break away, an extended family wanting space for a special occasion or a group of old friends celebrating a reunion, a business looking for an ideal spot for a retreat, or simply looking to explore Scotland and all it has to offer, Balgedie House is a great place to stay. Well behaved pets are always welcome too.
To ensure you enjoy every minute of your stay, we offer a range of services depending on requirements and budgets, from a meal waiting for you to pop in the oven, unpacking a food delivery before you get there, to providing a housekeeper, babysitter or dog watcher. All you need to do is ask and we will do our best to make it happen.
We are also there to help you make the most of this special part of Scotland. There's plenty to do on the sporting front, from famous golf courses to exceptional walks, bike rides and wonderful fishing. Being on the edge of Fife, there are beautiful beaches and fishing villages to explore along the coast and there are castles, palaces and historic sites aplenty too, this is Outlander country after all! And with the M90 only seven minutes away, Perth, Edinburgh, Stirling and St Andrews are all very close by for easy day trips.
