The picture-perfect rural cottage, Lane Cottage sits within an enclosed country garden flanked by mature trees that form part of the woodland, parkland and acclaimed gardens of the impressive Bughtrig Estate. With the historic Bughtrig house at its heart, the beautifully maintained estate is just a short drive from the town of Coldstream, on the banks of the River Tweed.
Lane Cottage, the former butler’s residence, has benefited from an extensive renovation and now serves as a spacious three-bedroom holiday home. Inspired, perhaps, by the cottage’s verdant surroundings, touches of green are found virtually everywhere in this sophisticated property, from the full-length sage green curtains in the fire warmed sitting room and delicate apple green tones of a bedroom to the topiary plants dotted around the open plan kitchen, dining and living area. The large, light-filled kitchen boasts all-new appliances and a lengthy worktop, which doubles up as a breakfast bar. Together with a circular dining table and inviting sofa, this convivial space leads out to the front garden and invariably forms the heart of the home.
The high-end finish of the ground floor continues upstairs, where three spacious en suite bedrooms are decorated with designer wallpapers and fabrics, and feature sumptuous beds complete with feather and down mattress toppers and smart Carrera marble and travertine bathrooms.
The exquisite interiors can be attributed to the owners of Bughtrig, Will and Natasha Ramsay. A name that will be instantly familiar to those with an interest in art, Ramsay’s beautiful Georgian home and estate serve as an intriguing cache of artworks collected over the course of his life. In addition to designer lamps, vases and pieces of furniture you will, therefore, discover a carefully curated collection of original artworks in Lane Cottage.
Picket gates lead out from the cottage onto estate walks, with guests free to explore Bughtrig’s celebrated gardens, discovering its intimate hedged gardens; beautifully restored greenhouses, complete with old roses clambering at their feet and contemporary sculptures within; and the 246-foot-long Grass Walk, a lush carpet of lawn flanked by colourful herbaceous borders. Dotted amongst the gardens, which open to the public as part of Scotland’s Open Garden Scheme, are diverse sculptures, including a bronze of Vice-Admiral Sir Bertram Ramsay, who masterminded the naval forces contribution to the Dunkirk evacuation and D-Day landings during World War 2.
In addition to access to the formal gardens, guests staying at Lane Cottage can use the tennis court and summer gardens by prior arrangement with the owners and enjoy a number of superb walks from the doorstep. The pretty village of Leitholm, complete with pub, is about ten minutes’ walk away while the more extensive amenities of the historic town of Coldstream are a ten-minute drive from the cottage.

Sitting room with two-seater sofa, two armchairs, chaise and two pouffes. Digital Smart TV, sound dock and board games. Log fire (logs provided).

FIRST FLOOR
Stairs lead to the first floor and then split as follows:
To the front of the house:
Bedroom one with 5’ king size bed, wardrobe with hanging space and shelving below.
En suite shower room with walk-in shower with rainforest head and separate mixer, heated towel rail, basin and WC.
Bedroom three with 2’ 6” twin beds, half-height cupboard with hanging space and shelving below. The beds can be pushed together to form a king size bed and secured with a king size mattress topper, if required. Please note that there is limited space between the foot of the beds and the bathroom wall.
En suite bathroom with marble tiles, full-length bath with handheld shower and button lighting, heated towel rail, basin and WC.
To the rear of the house:
Bedroom two with 5’ king size bed, wardrobe with hanging space and shelving below.
En suite shower room with bath with shower over (fixed rainforest head and separate mixer), heated towel rail, basin and WC. Underfloor heating.
OUTSIDE
To the front of the house, accessed from the open-plan living space, there is a very attractive fully-enclosed garden with an outside dining table and chairs with parasol. A beech hedge provides shelter and privacy. A barbecue is provided (guests need to supply their own charcoal).
There is an additional lawn that is not enclosed to the rear of the house, along with the parking area.
There is a large shed with a table tennis table, fishing rod hooks suitable for up to two rods, storage space for bikes and any outdoor kit, and logs for the wood burner.
The gardens lead directly into the grounds of the estate and walkways to the formal gardens and tennis court.
PARKING
There is designated private parking for two cars to the rear of the property. Additional cars can be parked in a grass layby opposite the entrance.
BABIES & CHILDREN
A travel cot and highchair can be provided on request. Please note that the property has relatively steep stairs and children should be supervised when using them.
DOGS
One well behaved dog is welcome. Dogs must be kept to the ground floor and are not allowed on the furniture. A dog bowl and towel are provided.
GUEST AMENITIES
The beds feature high quality linen and feather and down duvets and pillows. Towels are provided along with a hairdryer in each bedroom and luxurious toiletries.
WI-FI & MOBILE COVERAGE
The house has fibre broadband. Mobile reception is good on most networks.
HEATING
There is oil heating throughout the property, heated towel rails in the bathrooms and an open fire in the sitting room (logs provided).
GUEST PRIVACY
Lane Cottage sits on a very quiet estate lane with minimal traffic. The cottage is standalone and very private.
USE OF FORMAL GARDENS
Guests are welcome to enjoy the owner’s stunning formal gardens during the day until 5pm. Please note that the gardens are open to the public from 1 June to 1 September.
TENNIS COURT
Guests have use of the owner’s tennis court between 9am and 1pm Monday to Friday and 9am to 11am at weekends. Guests must bring their own balls and rackets. Guests can pre-book court time by signing up on the rota on the court gate.
