The golden stretches of sand that frame the harbour on both sides contribute to the easy coastal vibe that exudes from the house. As the name suggests, East Bay Beach House has superb sea views and with the beach just a hop, skip and jump away, you may find the lure of an early morning walk along the sand to catch the sunrise an irresistible draw.
The house exudes a calm, contemporary ambience thanks to its open plan layout which has been designed to take advantage of the coastal panorama. The sleek open plan kitchen and dining room has a very high-quality finish and is generously equipped; there is plenty of space for everyone to gather around the central island or the dining table for relaxed lunches or convivial suppers.
The sophisticated sitting room has a large bay window which frames the lovely sea views, complemented by a play room next door with TV, Nintendo Wii, Sony Playstation, masses of toys and games including a door mounted basketball hoop for soft play; the superfast fibre broadband in the house makes light work of streaming films, games and catch up TV.
The four light, bright bedrooms sit on the ground floor (one with standard double bed, one with king size bed, one with 3’ twin beds and one with 3’ bunk beds) are served by three smart bathrooms.
The house is flooded with natural light thanks to its large windows and glass doors that open from the kitchen onto an enclosed south-facing garden with patio and lawn. Step through the gate at the back of the garden, you’ll be greeted by an expanse of open grassland that simply cries out for games of frisbee, with a putting green and public tennis courts nearby. The gravelled front garden overlooking the sea is a beautiful spot to enjoy a morning coffee absorbing the magnificent views.
While there is more than enough on the doorstep to keep the most active family entertained during their stay at East Bay Beach House, if you fancy an injection of city life to contrast with the heady coastal vibe, historic Edinburgh is a mere 45 minute drive away.

There is designated private parking for three vehicles in the driveway to the front of the property.
BABIES & CHILDREN
A travel cot and high chair are provided.
There's plenty to keep children entertained here with games consoles, toys, games, beach bats and balls which guests are welcome to make use of. There are tennis courts and a putting green which bound onto the rear garden, and on wet weather days, there's a sports centre and swimming pool in the town.

Sorry, dogs are not permitted.
GUEST AMENITIES
Hypoallergenic duvets and pillows are provided as well as linen, towels and hand soaps. A hairdryer is available in the two double bedrooms.
Beach towels can be provided with a charge of £3 per towel.

Superfast Fibre broadband is available. Mobile reception is generally good.
HEATING
Heating throughout which is thermostatically controlled. Gas fire in the sitting room and TV/play room. Underfloor heating in the kitchen and dining area.
GUEST PRIVACY
The owner has the property above East Bay Beach House which is used as a second home for weekend and occasional longer stays.
ACCESS
The property sits in the town of North Berwick with direct access to the beach and within easy walking distance to the town centre and plenty of cafes and restaurants.
